Below is the scenario of a flip we did with one of our investors:
Property: 3 bedrooms / 2 bathrooms – Single Family Home
Purchase Price: $45,000.00
Renovation Costs: $40,000.00
Holding Costs (insurance, taxes, cost of cash): $1,200.00
Total Cost: $86,200.00
ARV (After Repair Value): $132,000
Closing Costs: $7,920
Profit Margin: $37,880.00
Since property needed a large degree of renovations, we (Marquis Construction Corp. and investor) agreed to split the ownership of the property (50/50). We put up half of the funds needed to purchase the property and investor paid other half of purchase price and the renovation costs.
The benefit for us was the ability to make a quick flip (4 months) pulling permits and all necessary documents for a legal flip, while creating work for our crews and making a profit at the end of the sale.
The benefit for the investor was the ability to keep renovation costs low since two other contractors gave estimates for over $80,000 for this property while we did it for $40,000 due to our interest on it. By working with us the investor made the deal possible. Otherwise, too much profit would go into the renovation making the deal not feasible.
After just 4.5 months we had a buyer and sold this marvelous remodeled home for a couple. Each party earned $18,940. Other words, 30.3% ROI in only 4.5 months!
